In this guide
A leak does not tell you whether a flat roof needs a patch, a new covering or work to the layers underneath. Before comparing options, establish which part of the roof is causing the problem.
Look beyond the visible split
Useful inspection questions include where water is entering, whether the surrounding covering is sound and whether there are signs of moisture below it. Roof edges, wall junctions, rooflights and outlets deserve attention alongside the open surface.
Describe what you have noticed inside and when it happens. If water appears near the edge of an extension ceiling, say so; do not assume that the nearest visible mark on the roof is the cause.
Three different scopes to compare
- A local repair addresses an identified defect while retaining the surrounding roof.
- An overlay adds a new covering over an existing build-up that must be assessed as suitable.
- Renewal removes the agreed layers and allows the condition beneath to be dealt with as part of the work.
These are different jobs. Ask why the proposed option fits the findings, which layers will remain and what will happen if the deck is not in the expected condition.
Drainage is part of the decision
Mention pools of water or an outlet that appears slow to drain. Ask whether the proposed work addresses the drainage as well as the waterproof covering. A quotation should explain any changes to falls, outlets or edges rather than leave them implicit.
Compare a complete system
EPDM, GRP and felt are material descriptions, not a complete specification for your roof. The quotation should identify the proposed covering and the supporting work it needs, including deck preparation, perimeter details and any insulation work. Ask for the reasons behind the recommendation and any maintenance information that will be supplied.
Replacing a flat roof with integral insulation can also involve thermal upgrades. The Planning Portal’s re-roofing guidance explains that requirements depend on the work proposed.
Start with the property details
Tell us whether the roof is over a garage, dormer or extension, describe the leak and mention access restrictions. You can read more about flat roofing or send an enquiry without choosing a covering first.
