Start with what is visible
A broken tile, pieces in the gutter or a gap after windy weather are useful details to report. An internal damp mark may help describe the problem, but it does not prove that the nearest damaged tile is the only source.
Beyond the broken piece
The inspection should check neighbouring tiles, fixings and the accessible support beneath. It should distinguish a single damaged unit from a pattern of movement or deterioration.
Matching the roof
Tiles with a similar colour may have different profiles and fixing requirements. The replacement needs to fit the existing roof properly. Older or discontinued tiles can make sourcing a close match harder; agree the likely appearance before the work begins.
What belongs in the quote?
Check the number or area of tiles included, the proposed replacements, access and disposal. Ask how any damaged battens or underlay discovered during the repair will be reported and priced.
Does one cracked tile mean replacing the whole roof?
