Describe the roof and the leak
Tell us whether the roof covers an extension, garage or dormer, where water appears inside and when you notice it. Mention visible ponding or a slow outlet, without stepping onto the roof.
What should be inspected?
The covering, edges, wall junctions, outlets and accessible deck need consideration together. A visible split can be part of the problem, but the inspection should also establish whether moisture or deterioration extends beneath it.
When a local repair makes sense
A focused repair may be suitable for an isolated defect with sound surrounding materials. Widespread damage, a weakened deck or repeated leaks can require more extensive work. A new covering over old layers also needs a suitability assessment; it is not automatically an alternative to removing damaged material.
Ask for the limits of the repair
The quote should identify the defect, repair area, compatible material and any outlet or edge work. Ask what remains outside the scope and how unexpected deck damage would be handled.
Does standing water prove the roof leaks?
