Roof drainage and difficult access
Knaresborough’s appraisal describes steep routes between Waterside and the town centre, together with connecting yards and narrow passages. For a property reached through this part of town, show the access route as well as the roof problem. Changes in ground level can make the rear working height very different from the street view, affecting where equipment and materials can be positioned.

Finding the cause
Ask for drainage routes, wall flashings and the main covering to be assessed separately. A replacement quotation should explain how water will leave the roof and which junctions are renewed, rather than describing the top covering alone.
Planning your roofing work
Mention steps, narrow passages, shared yards and any rear elevation that cannot be reached from your land. Check access arrangements before agreeing the programme.
What belongs in your quote
A clear quote sets out the materials, access and waste removal, as well as the repair itself. It should also explain what happens if opening the roof reveals further damage, so you know how any extra work will be agreed.
Use the roofing quotation checklist or understand the main cost factors.
