Leaks around a chimney
For a terraced Bradford Moor home, a chimney may sit close to an adjoining roof or an extension junction. Water staining inside the chimney breast does not tell you whether the source is masonry, flashing or the covering above it. Describe when the stain appears and any earlier repair attempts.
Finding the cause
Ask for the pointing, top of the stack, flashings and surrounding slates or tiles to be assessed separately. A quotation should identify the failed component rather than promising a general coat of sealant around the chimney.
Planning your roofing work
Mention shared stacks, narrow rear yards and access above extensions. Ownership and neighbour access should be clarified before the work is booked.
What belongs in your quote
A clear quote sets out the materials, access and waste removal, as well as the repair itself. It should also explain what happens if opening the roof reveals further damage, so you know how any extra work will be agreed.
Use the roofing quotation checklist or understand the main cost factors.
