Loose ridges and missing mortar
Yeadon’s appraisal describes steep streets around Town Street and Ivegate, with some rooflines stepping across the hillside. On such a property, front and rear access can differ even where neighbouring roofs look similar. Alongside any missing ridge mortar, describe the slope of the ground and lower extensions so the inspection and access plan cover the actual working position.

Finding the cause
Ask whether the proposal retains and secures existing units or replaces damaged ones, and how the chosen system is specified. If a larger roof renewal is recommended, request evidence of deterioration beyond the isolated ridge or verge detail.
Planning your roofing work
Mention changes in ground level and restricted access to the side elevation. Keep clear of loose roof material and do not climb up to inspect it.
What belongs in your quote
A clear quote sets out the materials, access and waste removal, as well as the repair itself. It should also explain what happens if opening the roof reveals further damage, so you know how any extra work will be agreed.
Use the roofing quotation checklist or understand the main cost factors.
