Leaks behind a hidden roof edge
Otley’s conservation appraisal describes traditional two- and three-storey buildings with stone or slate roofs. For a property of this kind, identify the actual covering and working height before comparing repair proposals. Where a parapet or a roof between adjoining buildings hides the gutter, the inspection should trace that drainage route as well as checking the visible slates.

Finding the cause
Ask for concealed gutters, outlets and wall flashings to be distinguished from the main slate or tile covering. A quotation should explain how the defective detail is reached and repaired, and whether adjacent sound material must be lifted and reinstated.
Planning your roofing work
Mention narrow entrances, shared yards and any need to maintain pedestrian access during work. Access costs should be clear even when the roof defect itself is small.
What belongs in your quote
A clear quote sets out the materials, access and waste removal, as well as the repair itself. It should also explain what happens if opening the roof reveals further damage, so you know how any extra work will be agreed.
Use the roofing quotation checklist or understand the main cost factors.
